Eliminating Waste Through Adaptive Reuse

Adaptive reuse dramatically reduces the quantities of solid waste and greenhouse gases (GHGs) produced in ground-up construction.

  • More than 90% of total construction debris is produced by demolition of existing buildings. Roughly 35% of that waste goes straight to landfills. 

  • Enormous amounts of energy are used in the upstream production process to make foundational components of buildings, creating GHGs. 

  • The EPA estimates that it takes ~65 years for a new ground-up, energy-efficient building to save the amount of energy lost in demolishing an existing building. 

  • A Gensler study found that adaptive reuse of an existing building creates 54% fewer tons of CO2 per square meter than demolishing and replacing it. 

By utilizing existing structures, GoodHomes eliminates the need to demolish stable buildings and build ground-up, creating less waste, requiring fewer materials and reducing downstream pollution. 

Supporting Underserved Communities

Demand for housing at affordable rents continues to grow across the U.S. at a faster pace than new supply. Facing record low vacancy rates, this population has few alternatives, often forced to live 60 to 120 minutes from where they work or in delipidated housing built in the 70’s (and earlier).

By identifying low-demand  assets in neighborhoods with  a significant housing need, GoodHomes creates an opportunity for residents to live close where they work without compromising on quality. With a focus on community enhancement, we take properties that were once eyesores to their neighborhoods and breathe new life into them, creating economically feasible apartments with luxurious, Class A amenities that improve the quality of life for tenants. These include fitness and wellness centers, swimming pools, co-working and lounge spaces, game rooms, sports courts, and other amenities rarely found in Class C housing.
